Even though the Sunday open house is an old tradition in selling a home, it still can be a valuable tool. Its critics will say that it is much hit and miss, and seldom produces a buyer. There are, however, some merits that should not be overlooked:
The Impulse Buyer
Some people buy a home purely on impulse. It sounds impossible when you think about the average price of a Naperville area home today. Nevertheless, someone out for a Sunday drive or visiting friends in the area may stumble upon an open house and buy it on the spot. You can never overestimate the power of emotion when selling a home.
The Curious
Although most curiosity seekers are a waste of time, some tell a friend about the house and eventually become the source of the property’s next buyer. Nothing can beat seeing the house in its entirety, in person. From time-to-time, neighbors who come to an open house merely to be nosey end up buying the home themselves. How cool would that be!
Other Realtors
One of the big benefits of an open house is exposure of the properties to other Realtors who are either alone or with their buyers for the day. Because the house is being held open, no appointment is required. This makes it easy for Realtors to see the house for themselves without any advanced notice. Those actively showing other homes can also drop by on their way to see other properties. I have done this for years while out and about on the weekends. Not only can I stop without an appointment to keep abreast of the inventory, but I can do it regardless of how I am dressed, knowing that I am only going to meet one of my peers. Besides, I am always interested in getting to meet and know the other Realtors in our community.
