Naperville’s Water Street District developer discusses the details

Posted April 30, 2013 / With the approval of the Planned Unit Developement (PUD), general design and business terms for Downtown Naperville’s Water Street District, officials of Marquette Companies now begin the huge volume of work to finalize interior and exterior design details as leases are signed, prepare construction drawings for permit approval, develop construction timelines and bidding.

“Now that the City has approved the Planned Unit Development for the Water Street Mixes Use Development and the parking garage, we can now proceed with the ongoing construction and operational details of the project,” said Managing Director Nick Ryan of Marquette Companies in a news release. “This process will take several months. We anticipate the first work that the public will see will involve building demolition and site work followed by utility location.”

Work could begin by the the end 2013 or in early 2014.

“We are pleased with the reception the project has received among the retail community, and we look forward to delivering a dynamic mix of retail, restaurant and hotel space by 2015. The hotel will be managed by one of the top five hoteliers in the U.S.  Guests can expect a premiere urban boutique experience with room service, spacious rooms and suites, a number of small meeting rooms which can be attached, and the finest professional staff,” Ryan noted.

Grand Opening anticipated by Fall of 2015

The yet-to-be-named hotel will feature approximately 166 rooms, including Riverfront King Suites and Honeymoon Suites. The second floor lobby will feature a great room with fireplace, as well as four intimate meeting rooms that can accommodate approximately 15 people per room or be combined for up to 60. A pedestrian bridge will give hotel guests access from the lobby to the Loggia Building with additional Riverfront rooms and suites as well as a Rooftop restaurant. The group hopes to work with the Naperville Heritage Society in developing public spaces that echo Naperville’s history and culture.

“By aligning with InterContinental Hotels Group, a major franchisor with a robust frequent guest program and international reservation system, we can ensure that our hotel will be equally attractive to the business and leisure traveler. It also allows us to be rate sensitive, delivering a more luxurious experience with an approachable price point, suitable to our Naperville market,” said Ryan.

According to Ryan, spacious and well-appointed rooms and suites will offer both comfort and style to business travelers, family groups and bridal parties.

The new hotel expects to be able to provide accommodations for Downtown Naperville Girls Weekend events, the future Naperville Marathon, the numerous guests, alum and families of North Central College, not to mention wedding parties at Naper Settlement and the many guests of Naperville companies and residents, “who will love staying in walking distance of all the downtown attractions,” Ryan added.

Surrounding the hotel, the Water Street District will offer a variety of restaurants, retail shops and Naperville’s signature Riverwalk. Downtown businesses north of the DuPage River can be accessed via Main Street and the covered bridge at Webster Street. Expansion of the Riverwalk on the south side of the river will feature brick pavers, an art wall and seating, and will be reached by a broad staircase leading from the Plaza and fountain area between the Loggia and Theatre buildings.

A 524-space public/private parking facility will be adjacent to the hotel, providing parking for the Water Street district and additional downtown visitor parking. According to Project Development Manager Jeff Prosapio the large construction project will require working closely with City officials to ensure the best possible quality of life for neighbors and the Downtown business district throughout the process, “from the first round of documents through the last occupancy permit.”
