In our market, buyers typically have the financial ability to purchase, but what they don’t have is the time, energy, or desire to tackle home projects. Today’s buyer overwhelmingly prefers to purchase a home that feels “move-in ready” even if it means paying a premium rather than chasing a so-called bargain that requires updates or repairs.

I often hear sellers say, “We’ll just offer a carpeting allowance, and the buyers can choose what they like.”

While this sounds reasonable, the truth is many buyers simply don’t have the vision to see past worn carpet, dated fixtures, or unfinished details. They may walk away from what could otherwise be the perfect home because they can’t imagine the transformation.

That’s why one of the best strategies for sellers is to invest in small, impactful updates before listing. Replacing old carpet with an inexpensive but fresh new version, applying a coat of neutral paint, or modernizing light fixtures can completely shift a buyer’s first impression. These relatively simple steps often yield far greater returns than a price reduction or allowance ever will.

The mindset of today’s buyer is clear: they’re looking for perfection, not projects. They want a home that feels complete, polished, and ready to enjoy from the very first day. Sellers who understand this and take the time to prepare their homes accordingly position themselves for stronger offers and a quicker sale.
