Real Estate Logic – ‘ONE IS MORE THAN TWO’

When buyers decide to begin looking for their next home, they must choose a Realtor. Sure, they will spend time on the Internet trying to understand where they stand in today’s market, but eventually they will have to choose a Realtor to help them through the home selection and buying process. Some people think it is to their advantage to work with more than one Realtor. It seems logical enough. Two people would know about more homes for sale than one. Although it does seem logical, it is not the best way to use the services of Realtors from a practical point of view. Actually, it is best to work with just one Realtor when house hunting. Here are some factors to consider.

ONE AGENT KNOWS YOUR NEEDS

If you skip around from one agent to the next, no one person really has time to understand you needs, your tastes and the home you have already seen. If, however, the same Realtor is with you on every showing, he or she can observe your reactions and be better prepared to find your ideal house. Too many Realtors showing you too many homes can lead to confusion and chaos.

A CLEAR INCENTIVE

If you are working with a number of agents, none of them know if they will ever get paid for their efforts. Despite their hard work on your behalf, they may still lose out if a competitor happens to find the right house. If a Realtor knows, however, that he or she has your complete loyalty, a strong financial incentive is there to encourage the Realtor to work hard to get the results you want.

ACCOUNTABILITY

Someone has to be held accountable to you for getting the job done. If you work with more than one agent, you might as well hire a committee. With two or more agents on the job, no one is really in charge of your house hunting efforts. Committees are not as reliable as putting one person in charge and holding him or her responsible for results.

ADVICE

Take your time and do your best to find an agent that you feel you can trust and have confidence in and then let them do their job. Though the home finding process can be very detailed and overwhelming, Realtors as a whole are professionals with the latest and greatest tools that you will benefit from if you place your trust into one agent that you are comfortable with and then again, let them do their job. I promise that everyone will be happy with the end result. For you, the home of your dreams and for the Realtor, a very satisfied client who will be more than happy to refer them all of their friends and family who may be in need of a top notch pro.
