It is not easy to hear something about your house that you don’t want to hear. It is, however, the job of your Realtor to be honest and candid with you when discussing the sale of your property.
Some homeowners don’t want to hear anything about their home’s deficiencies. As understandable as these feelings may be, they can most certainly interfere with good judgment. The irony is that the owner will learn of his or her property’s shortcomings sooner or later. It is best to learn of them before putting the house on the market. Maybe some of them can be rectified or if not curable, they can be reflected in the asking price.
Deficiencies in the property, like any other bad news, are best known immediately so they can be addressed. An unrealistic seller who wants to ignore problems will have to deal with them eventually. If put off until later, the house will sell for a lower price than would have been obtained earlier after putting the house on the market. Worst yet, the market will be missed entirely!
Don’t Shoot the Messenger
One of the common mistakes sellers make is to resent the Realtor who is the bearer of bad tidings. Many homeowners often decide not to list their home with a Realtor who tells them something they don’t want to hear.
Although this keeps the seller’s ego intact, it is not the solution to a problem that will not go away. Don’t penalize the messenger for the content of the message. One of the major reasons people hire Realtors is to get the facts and understand clearly how their property will perform in the marketplace.
No one knows that answer better than your Realtor who works in the market daily.
