On the House – The do and don’t list for buyers

In my 34-plus years of selling Naperville area real estate I have had the pleasure of guiding many first home buyers towards the American Dream of home ownership. As a Realtor® I have pledged to do my best to guide buyers to making wise purchases, but as much as I hate to admit, I have had a few buyers who let their emotions get the best of them and they have found themselves with unnecessary challenges at time of resale that have cost them money. If you plan on buying a home in the near future, here are some simple rules that may assist you in making the best possible buying decision.

Don’t waste your time visiting weekend open houses or even cruising the Internet until you have done your due diligence knowing your financial ability. Any good local lender will be happy to provide you with a preapproval without cost.

Do investigate the quality of the local school system. Whether you have children of school age or not, the reputation of your local school system will have a big impact on your resale price.

Don’t purchase a home that is considerably more expensive than other homes in the neighborhood. Surrounding homes of lesser value will limit your resale price and your profit potential.

Do take time to list the important features you want in your next home. If you can decide them in advance, you will be in a better position to recognize the right home when it comes along.

Don’t buy your next home because of décor alone. Does it also have the features you need? Location, bedrooms, bathrooms and other items will determine your happiness with a home for years to come.

Do get the latest market facts regarding homes currently for sale and recent sales. When you do find the home you like, you will be able to make an offer with the peace of mind that you know that you are making a wise investment.

Don’t buy your next home without getting it inspected by a licensed property inspector. This inspection along with a radon gas test will give you an expert opinion of the property’s physical fitness and you a peace of mind.

Do seek the help of a competent Realtor® who can guide you through all the steps and pitfalls involved in the home buying process.

If this is your first home that you are purchasing, remember that you never get a second chance to make a first investment that will most likely be the foundation of your future.
