Located in the area bounded by the DuPage River to the north, Webster Street to the west, Main Street to the east and the alley to the south, began today and will last until approximately fall 2016.

During construction, Water Street and its sidewalks will be closed to all vehicle and pedestrian traffic. The alley between Water Street and Aurora Avenue will also close to vehicle and pedestrian traffic for a portion of time during construction. As part of the development, both Water Street and the alley will be reconstructed. Due to the alley closure, a temporary parking lot for the businesses fronting Aurora Avenue between Webster and Main streets will be located near the corner of Webster Street and Aurora Avenue.

Webster Street and the Webster Street entrance to the Municipal Center parking deck will remain open to motor vehicles and pedestrians; however, temporary street closures or lane reductions may be needed for short intervals due to construction. Access to the Naperville Township parking lot will be maintained.

Once complete, the Water Street District will include restaurant, retail and office spaces; a banquet facility; and a hotel. Adjacent to the hotel will be a more than 500-space parking garage owned by the City. One hundred and twenty of the spaces will be set aside for hotel use, with the remainder available to the public. Construction includes improvements to the portion of the Riverwalk adjoining the development.

According to projections from the developer (Marquette Properties), Water Street District will create 500 jobs during construction, as well as an estimated 200 permanent jobs once opened. It is projected that the various businesses on site will generate $12M in food and beverage tax over the next 20 years, as well as $6M in sales tax and $7.5M in hotel tax. A 5 percent jump in overall downtown sales is projected as a result of the addition of the Water Street District and the additional parking. Additional details of the hotel amenities and additional tenants will be forthcoming.
